Baldwin Park - Orlando Florida
Baldwin
Park, on 1,100 acres located just two miles from downtown
Orlando, is one of the largest infill re-development projects
in the country. Built on the site of a former Naval Training
Center, the purpose was to turn a defunct military college
into a sustainable, traditional neighborhood that would
complement the surrounding community. At completion, plans
call for Baldwin Park to have approximately 4,100 homes,
1 million sf of commercial and retail space, and over 8,000
residents. With a variety of home styles from townhomes
to custom homes, a vibrant Village Center, top-rated schools,
abundant parks and lakes, and a pedestrian-friendly layout,
this award-winning community is an exciting addition to
Orlando's existing neighborhoods.
In
July, 1993 the federal base-closing commission approved
the shutdown of the Orlando Naval Training Center, which
is located in Orlando Florida bordering the city of Winter
Park. Prior to 1968, the site was an Army Air Corps and
Air Force base. Lake Baldwin and Baldwin Park take their
names from Robert H. B. Baldwin, who served as undersecretary
of the Navy when the base was commissioned in 1968. Lakefront
land has been set aside for a Veterans Memorial Park planned
for the northern shore of Lake Baldwin. Lake Baldwin and
Lake Susannah cover over 200 acres and are slated to form
part of a network of parks in the new community.
The
Development of Baldwin Park
Aside from the lakes and parklands, about 600 remaining
acres will be developed with about 3,000 homes in pre-1940's
styles of architecture. The philosophy of "New Urbanism"
has informed the reuse development since the beginning.
Prices for new homes were expected to start at $200,000
despite a past commitment on the part of the city and developers
to include affordable housing in the new development. Baldwin
Park's mixed use plan features a Village Center, which includes
storefront retail, almost 1,000,000 square feet of office
space, and within a few minutes walk from single and multi-family
housing ranging from condos and townhomes to $1,000,000+
